Are there any setup or leasing fees?

No. UrbanLease charges a simple percentage of monthly rent — no setup fees, no tenant placement fees, no lease renewal fees.

Do you mark up maintenance costs?

Never. We pass contractor invoices directly to you at cost. You always see the original invoice.

What happens if the property is vacant?

No rent collected, no management fee charged. We're motivated to keep your property tenanted.

Is there a minimum contract length?

We offer month-to-month agreements after an initial 3-month term. No long-term lock-in.

How do I get paid each month?

Rent is deposited directly to your bank account on the 15th of each month, along with your monthly statement.

Do you manage short-term rentals?

Currently we focus on long-term residential rentals (6+ months) in Calgary.
